Q:Where in this plan is the HVAC and hot water heater located?
A:Some contractors have used two units. One air handler in the laundry closet w/ ducts running under home. The other in the 2nd floor under the roof line w/ ducts above.

Q:Foundation piers. Do you have 3 rows or are you spanning the the entire 18 ft on 2 rows?
A:There is a solid block wall around the perimeter of the home with interior piers as well.

Q:My ? is about upstairs ceiling height. Does the entire room have at least 8' ceilings? What is height of knee walls in upstairs' bedrooms? Thanks, John Savage
A:Kneewall (Side walls) is Approx 60”. Ceiling Ht. is set at 9’.

Q:What roof load is the roof framing designed for?
A:All plans are designed to meet the IRC at the time drawn. 2012 in this case. They are designed for the coastal areas here in SC and should be reviewed by a structural engineer in the area before being built to verify all requirements and compliance to local codes.

Q:Has this been updated to meet current building codes? do you address red lines if any?
A:The plans are drawn to the 2012 IRC (current in our area). Any modifications are done per job, but depending on how many changes would have to work into our current work schedule and load. Thanks for your question.

Q:what is the wall height prior to slope on second floor? Is the roof framing sticl or truss? what is the calculated roof load?
A:Walls should b approx. 8’ high. They could be pulled out further to make rooms bigger. The wall then would get shorter. I would not make it below 6’ for furniture placement.
